How Often Should I Paint My Exterior?
How often should you paint your homes exterior? I’m betting we get this questions at least 5-7 times a week or more. Read on and we’ll get into it. We’ll also discuss when to do it.
This topic is going to kind of be like this……..If you lined up 20 house painters you’re going to get 20 different answers. Here’s what we think.
Since we get get this question as much as we do our answer is simply, at least every 7-10 years. However, that is subjective. The last time your homes exterior was painted what grade of paint was used? The grade of paint matters quite a bit. If it was a lower grade then you can probably reduce that number to 4-6 years. All paint manufacturers offer some type of warranty so does the paint actually last that long? Yes!
There’s a lot of factors that go into it. For instance, how was the home prepped, what type of caulk was used, type of primer? To be honest most people only look at the finished product and most don’t bother with asking what a contractor used on their home. Does it matter, absolutely it does. At the end of the day it’s your money, ask questions and ask a lot of them.
When Do I Paint My Exterior?
When to paint: We get this questions quite a bit as well. Modern paints are 1000% better than what we were using just 10 years ago. Like technology, paint is moving right with it. The amount of R&D is amazing. With all that said here’s what we think. As I write this and when we go look at a prospective clients home or business here’s what we look for.
Rotted Siding: Replace and Paint, this applies to vinyl and metal siding as well.
Window trim: If it’s rotted then we know that the home hasn’t been painted in 0ver 12-14 years. Replace and repaint.
Exterior Door jambs: Typically the bases of exterior jambs rot first, replace and repaint.
Garage door bumper: Most framers will cut these at a 45 degree angle and set them on the ground then nail them in. Replace and repaint.
You have to keep in mind that most builders use the least expensive materials to build modern homes. Due to that exterior wood and siding tend to rot a LOT faster. To get ahead of the curve so to speak if you buy a brand new home we would suggest a repaint within 5 years of your new home purchase. The only caveat to that would be if your builder used all hardie siding and trim. If they did then our 7-10 year rule applies. If you don’t know what Hardie siding and trim is, visit your local hardware store and you’ll see what we’re talking about.
One more thing. If you have an older home and you’re wondering if it needs a repaint here’s what to look for. Just take your finger and rub it along a painted surface. Once you do that take a look at your finger, if you see a white residue then it’s time for a repaint.
