About Us: We are a painting and remodeling company based in Fort Worth. Our company has been serving the greater Fort Worth area since 1991.

Qualifications: We bring a plethora of knowledge having literally repaired, painted, or remodeled just about every kind of commercial building or residence imaginable. Just to be clear, we are NOT a licensed inspection company, the service we’re offering is when you’re in the process of buying a newly built home we come look at it in order to catch anything that would need repairing or fixed BEFORE you sign the final contract on your new home in order to hold the builder accountable for the quality of work they’re doing. We do NOT offer inspection services for homes that are preexisting. In other words if you are in the process of building a new home then you should contact us. If your home is a year old or older we are not the company to call.

You ask, why do we need you?: Here’s the crux of the matter. Builders will often use the lowest bidder when building homes, meaning that quality isn’t generally the first thing on the agenda. Obviously we can’t and won’t name specific builders but we have quite the extensive list that we look at. We can’t list specific builders due to being sued and tied up in court for years but trust us, these builders know who they are. Cutting corners is what they do and they know it. Our primary job is to hold them accountable for the work they do and make sure YOU are getting what you paid for.

Okay, you’re not a Texas state licensed home inspector, so what items Do you look at?

  • Walls: Are the walls plumb?, texture throughout all of the rooms, all tape and bed joints, are the windows set properly?, are the electrical outlets square?, are the ceiling light fixtures set properly?, are the HVAC vents installed properly?, do the walls have the appropriate coats of paint and are the walls painted properly?, are the window sills installed and painted properly?
  • Door Trim, Baseboards, Doors, Cabinets: Are the cabinets set properly? Do the cabinet doors and drawers open and close the way they’re supposed to?, Are the cabinet doors square and are they rubbing on anything?, Are the front and rear exit/entry doors set properly? Meaning is the weather seal and threshold performing as it should. Are the interior doors set square and do they close properly?, Are the door knobs and catches installed and performing as they should? Is everything caulked and sealed as it should be?
  • Bathrooms and Kitchens: Are the countertops and backsplash installed the way they should be? Meaning polished and or no chips in the surface. How about the backsplash, is it grouted and sealed properly? Bathroom tile, is the tile in the shower installed with hardie board and installed the right way along with being sealed? How about caulking and sealing the edges? Any pin holes in the grout?
  • Exteriors: For exteriors we look at all of the siding and or masonry work with regard to installation and painting, caulking etc.

While this is in no way a complete list of things we look at it does give you an idea. There are 100’s of items we look at that your regular home inspector doesn’t. They tend to look at electrical systems, water pressures, insulation, check for termites, foundations, etc. They generally don’t look for the the “cosmetic” aspects of homes. Their job is systems, ours is function and visuals.

Here’s how we do it: You contact us, then we perform a site visit so that we can assess the progress of the build. We then go around and mark all the areas of concern so the builder knows what needs to be addressed. We also email you a list of the items of note so that you and your builder can be on the same page. Once that is done you can sign for the new home and everyone is happy.

Heres the one questions we get above all others: What does this service cost? We charge a flat fee of $275.00 in Tarrant or Parker county. Anywhere outside of that service area is based on how far we have to travel. For example, we have a client that we did a remodel for in Weatherford and they bought a second home on a lake in Oklahoma. We charged $850.00 for that one and that included a one night hotel stay. Most home inspectors are twice what we charge quite frankly.

How long does this service take?: Obviously it depends on the size of the home. If we’re talking a 1800-2500 sq ft home it’s about 3 hours. We did a home on Eagle Mountain Lake that was a little over 10,000 square ft and it took us approximately 5-6 hours. When you know what to look for it really doesn’t take that long.
