Interior painting: compare walls-only and full-room prices

We list these professional-painting ranges:

  • Standard bedroom, walls, ceiling, trim and door: $650–$1,400
  • Walls only in a 2,500-square-foot home: $4,500–$8,000

These are examples, not a market-wide average. Its stated assumptions include professional preparation and quality paint. Bedroom dimensions are not specified, so use those examples as an initial reference rather than a room-size formula.

For your own estimate, list each room and mark whether walls, ceilings, baseboards, window trim, doors and closets are included. Cabinets should have their own scope. Two houses with the same floor plan can need very different repair work.

Exterior painting: budget by paintable surface

HomeGuide’s national exterior painting guide reports roughly $1.50–$5 per square foot. Its size table gives a $2,600–$8,500 example for a 2,000-square-foot home with an estimated 1,700 square feet of paintable exterior, including labor and materials. The article is dated July 9, 2025; these are national reference figures reviewed in October 2026, not a Fort Worth-specific average.

Measure what will actually receive paint. A brick house needing only fascia, soffits and trim is a different project from coating all siding or masonry. Height, access and the condition of existing paint also matter. Identify damaged wood and failed coatings before settling the painting scope.

Cabinet painting: count doors, drawers and included faces

HomeGuide’s national cabinet painting guide lists $2,000–$6,500 for an average kitchen, including paint materials and labor. It identifies the average kitchen size as 100–200 square feet. Kitchen floor area alone does not tell you how much cabinetry needs work. Count doors and drawer fronts, then confirm whether the price includes both sides of doors, cabinet boxes, end panels, shelves and cabinet interiors. Ask how existing grease, worn finishes and surface damage will be handled.

Why painting estimates change

National cost guidance from Angi’s interior and exterior painting guide identifies preparation, paint selection, room layout, height and access as important price factors. During an estimate, ask how each applies to your property:

  • Surface condition: distinguish small touch-ups from drywall repair, texture matching, stain treatment, wallpaper removal or deteriorated wood
  • Colors and coatings: specify the product line, sheen, primer requirements and number of finish coats
  • Height and access: identify stairwells, high ceilings, upper stories and difficult-to-reach areas
  • Occupied spaces: agree on furniture moving, protection, room access and daily cleanup
  • Project boundaries: identify optional work separately so you can compare the base scope

An estimate checklist you can use

Give each contractor the same list of work. Then compare the written proposals item by item:

  • Rooms, exterior elevations or cabinets included, with measurements or counts
  • Surfaces excluded, including ceilings, closets, doors or cabinet interiors
  • Preparation and repairs included, plus how additional damage will be priced
  • Paint brand, product line, sheen, primer and coats for each surface
  • Responsibility for moving items, protection, hardware handling and cleanup
  • Total price, applicable taxes or fees, payment terms and any separately priced options
  • Scheduling assumptions, access requirements and written warranty terms

Ask for clarification where a proposal is vague. A lower total may cover fewer surfaces or less preparation; a higher total still needs a clear explanation of the work included.

Painting cost FAQs

Is a square-foot painting price based on floor area or wall area?

It can mean either, depending on the source or contractor. Ask what was measured. Floor area describes the home’s footprint or living area; paintable area describes the surfaces receiving a coating. Do not multiply a wall-area rate by floor area and expect a reliable quote.

Are ceilings and trim included in interior painting prices?

Only when the estimate says so. Walls-only pricing should be compared with other walls-only pricing. Specify ceilings, trim, doors and closets individually when requesting a fuller repaint.

Are these Landmark Property Services prices?
