Soft trim, crumbling fascia or peeling paint can point to a repair that needs attention before an exterior repaint. Landmark Property Services repairs and replaces damaged exterior wood on Fort Worth homes, then prepares and paints the repaired surfaces.
We work on trim, fascia, soffits, siding, and window and door surrounds. The right repair depends on the condition of the material and the source of the moisture. An on-site review helps define that work before a price or painting schedule is set.
What to look for before repainting
- Wood that feels soft, breaks apart or has visibly missing sections
- Paint that repeatedly peels near a joint, window, door or roof edge
- Open joints, staining or other signs that water may be reaching the wood
- Damaged trim, fascia or siding that needs more than surface preparation
These signs do not all have the same cause. Paint cannot restore decayed wood, and a fresh finish alone will not correct an ongoing leak. If deterioration extends beyond the visible boards, the scope needs to be assessed before finishing work proceeds.
How repair and exterior painting fit together
- Review the damage. Identify the affected surfaces, access needs and visible moisture concerns. Discuss any additional work that may be needed before painting.
- Agree on replacement materials. Match the repair to the location and surrounding construction. Wood or fiber-cement materials may be appropriate, depending on the project.
- Replace and prepare. Remove the damaged sections included in the scope, fit replacements and prepare the surfaces for the specified coating system.
- Prime and paint. Choose compatible products for the actual substrate and existing finish. Follow their preparation, drying and application requirements.
- Review the finished work. Check the repaired areas and paint finish against the agreed project scope.

Choosing paint after a wood repair
We use Sherwin-Williams and Benjamin Moore products and recommend a coating based on the surface, its condition and the work involved. A product name alone does not determine whether a repair will last. Sound material, moisture control, suitable preparation and correct application all matter.
Sherwin-Williams explains that decayed wood can cease to be a coatable surface and that wet wood must dry before coating. Its guidance on decaying exterior wood is a useful explanation of why the repair comes first.
